Quiet Cove LLC (Developer) wishes to maintain a level of quality
with respect to Quiet Cove Lane and the homes to be constructed
therein. The intent is to create a neighborhood which has a level
of consistency of appearance and quality in keeping with the Developer’s
vision. The following requirements are included to set a minimum
expectation for any new construction, remodeling of primary structures
and/or outbuildings for properties at Quiet Cove Lane. Nothing
in these standards is to be construed as modifying nor approving
any deviation from local, state or federal regulatory standards
or regulations which may take precedence.
- Minimum size primary dwelling, exclusive of attached
or detached garage or secondary structure, 1800 SF

Homes to be traditional in design and appearance, no modern/contemporary
styles

Developer to approve of house plan selection
- Minimum two car attached or detached garages required
- Site plan layout to be subject to approval by Developer
- House/Garage setback to be approximately as shown on Developer’s
site plan
- Siding to be vinyl, wood, brick or cement board
- Driveways to be paved in their entirety
- As part of the construction, landscape plantings and lawns are
required
- Out-buildings to be visually compatible with the style of the
home – no
metal sheds allowed
- Approved outbuildings to be located to the rear of the property
screened with landscaping
- No temporary buildings, trailers, tents, shacks, barns
allowed
- No above ground swimming pools allowed - In ground pools
to be located to the rear of the residence
- Unregistered or unused vehicles, boats, tractors, trailers,
etc. shall be stored to the rear of the property or
in garages, away from view
- No commercial vehicles allowed on or parked on or adjacent
to any lot
- Use of off the road recreational vehicles is prohibited on Quiet
Cove Lane or adjacent lands
- Fences shall be wood, vinyl or other similar product – no
chain link fencing allowed
- No kennels, nor any commercial pet businesses, livestock,
poultry of any kind, allowed
- Trash cans shall be stored properly and away from view from
the street
- No commercial enterprises are allowed in this development (see
exception below *)
- No commercial signs, banners or other advertising devices; unless
for specific property sale only
- Home construction shall be pursued with diligence for completion
within 18 months of project commencement
- Finished homes and landscaping to be properly maintained for
safety, appearance and the preservation of property values
* Exception to business exclusion:
Home based businesses may be allowed if in compliance with local
zoning regulations and they do not generate objectionable traffic,
noise, require truck delivery or pickup, generate waste in quantities
exceeding normal household volume and composition, do not result
in any unusual expansion of normal onsite or street side parking.
The general intent is for quiet home based businesses to be allowed
with consideration for impact to the adjacent homeowners and their
quality of life; thus hours of operation are to be within normal
expectations for working hours, generally no weekends and no after-hours
activity. Developer approval required.
